NOTICE OF SALE UNDER POWER STATE OF GEORGIA THOMAS COUNTY By virtue of a power of sale contained in a certain security deed from Delia Catalanotto and Grier Christian Flemming Phillips to Mortgage Electronic Registration Systems, Inc., as grantee, as nominee for Better Mortgage Corporation, Isaoa, its successors and assigns and recorded in Deed Book 2475, Page 3-23, Thomas County, Georgia records given to secure a note in the original amount of $640,250.00 with interest on the unpaid balance until paid, as last assigned to Matrix Financial Services Corporation by virtue of the assignment recorded in Deed Book 2606, Page 247, Thomas County, Georgia records, the following described property will be sold at public outcry to the highest bidder for cash at the courthouse door of THOMAS COUNTY, Georgia, or such other location within the legal hours of sale on the first Tuesday in July, 2024, to wit: July 02, 2024, the following described property: All that tract or parcel of land situate, lying and being in Land Lots 177 and 192 of the 13th Land District of Thomas County, Georgia, more particularly identified as Lot 8 containing 14.624 acres on that plat of survey prepared for Gatlin Creek Farms by Frank E. The Property is subject to easements, restrictive covenants and restrictions of record, and all membership rights in the Gatlin Creek Farms Homeowner`s Association, Inc. The debt secured by the above-referenced security deed has been declared due because of the default in the payment of said debt per the terms of the note and other possible defaults by the borrower or the successor thereto. The debt remaining in default, this sale will be made for the purpose of paying the debt and all expenses of this sale including attorneys fees (notice of intent to collect attorneys fees having been given).
