Clay Street and Map/Parcel No. 4-13-14, Thomasville, Georgia, (the Property). From the evidence produced before me, it has been determined that the Property is unfit for human habitation or is unfit for its current commercial, industrial, or business use as defined by Sub-Section 5-380 of the City of Thomasville Municipal Code (the Code), including, without limitation, Section 5-380 1, 2, 3, 4 (a, b, c, & d) 6, 7, 8, and 9. Therefore, by the powers invested in me by Sub-Section 5-382 of the Code, you are ordered to demolish all structures located on the Property within 120 days. The requirements of this Order must be satisfactorily COMPLETED no later than 120 days from August 19, 2024. If you fail to complete the demolition within the time herein specified, then upon the passage of an ordinance by the Council of the City of Thomasville describing the Property and approving the action to be taken, I shall cause the building(s) to be vacated and closed and/or removed or demolished and the property cleaned. The amount of the cost of such vacating, closing and/or removal or demolition and cleaning shall be a lien against the real property upon which such cost was incurred. Such lien shall attach to the real property upon which such cost was incurred. Such lien shall attach to the real property upon payment of all cost of cleaning, vacating, closing and/or removal or demolition by the City of Thomasville. The lien and an itemized statement of the total sum of such costs shall be filed in the Office of the Clerk of the City of Thomasville on a lien docket maintained by said clerk for such purposes. This order when recorded in the Lis Pendens Docket in the Office of the Clerk of Superior Court of Thomas County, Georgia constitutes a Lis Pendens Notice under the provisions of Section 41-2-12 O.C.G.A. and 5-290(f) of the Municipal Code of Thomasville, Georgia. A lien may arise against the property described herein as a result of the action, which was initiated against this property pursuant to the complaint issued earlier, a copy of which is recorded in Lis Pendens Book 103, Pages 436 in the Office of the Clerk of Superior Court of Thomas County, Georgia. Particular reference is made to said complaint for the purpose of incorporating herein the legal description of said property as set forth in Exhibit A attached to said complaint. This Order is recorded to give further notice that proceedings against the property described herein are continuing.
